The transition from the planned to the liberal economy determined the reconfiguration of the urban system of the former socialist states as second-tier cities have recorded flows of immigrants from the region leading to peri-urbanisation. As the public control over the property rights was eliminated and large portions of land were returned to previous owners, the built-up areas have increased and extended over the cities’ borders, creating a chaotic peri-urban space that triggered numerous conflicts. Having these considered, the lack of planning regulations has determined the emergence of territories that are vulnerable to various factors across the peri-urban areas. Price of households represents an indicator which is often used to identify and evaluate these factors.
As numerous theories consider housing prices as a sum of structural attributes and locational attributes as well, this paper proposes to analyse the patterns of this value across the peri-urban space. The study will take into account the new housing developments in Iasi Metropolitan Area, which tend to have quite similar structural attributes. Therefore, their price per square meter will be computed in order to detect the factors that induce the vulnerability patterns while a comparative analysis between 2019 and 2022 will tell if the vulnerabilities have been overcome or they have accentuated. As a result, the patterns of peri-urban vulnerabilities for both years will be mapped in order to observe how they have changed as well as the effects and their implications. Consequently, we will be able to decide if the quality of the built environment in areas of high attractiveness has decreased as a result of built-up area and population densification. Moreover, it will be possible to determine if the new collective residential developments have enhanced the monocentric character of Iasi municipality, putting pressure on the road network considering the lack of sustainable planning in urban mobility.
