For the analysis, there were selected comparable cities and their territories, clarified the categories of immigrants, and proposed a methodology for the territorial analysis of housing prices. Official cities and metropolitan areas (regions) differ more than cities core. The polyaspectral kind of stratification requires different features and methods of their measurement in a comparable framework of different capitals types.
Paris, London and Moscow, like many capitals in the world, are the absolute leaders of countries in almost all respects. Madrid and Berlin are political, partly cultural, but not the main economic centers of Spain and Germany.
First, we need to find out who is immigrant in each country. Immigrants include persons who have arrived for permanent (long-term) residence, often intending to change their citizenship, but not tourists or temporary workers, even with the highest status. National statisticians keep records of immigrants or foreigners by country of origin. In London, racial-ethnic groups are also taken into account, in Paris - the region of origin, in Berlin - ethnos, language and history of repatriates, in Moscow - registration.
The method of real estate appraisal as a factor of immigrants settling and stratification is based on data from real estate agencies on the price of typical dwellings - an apartment or a two-bedroom house of 65–90 sq. m. Number of considered offerings from 2008 to 2021 is over 350,000 offerings.
To assess the material well-being of city dwellers, there was used data on incomes by districts: in London and Madrid - average, in Paris and Berlin - the median of all residents, employed, households with or without the subsistence level. For Moscow, there is only information about the salary at the place of work.
That is why the main language of the geographer remains a qualitative analysis of territories and maps. We are not comparing indicators with each other, but intracity territorial differentiation.
